It is worth considering that opting for our least comprehensive service means you will still have to face several issues alone, including meeting the various legal responsibilities attached to letting a property.

However, those of you who take up this option will benefit from Open House marketing your property until a quality tenant is identified and secured. We will carry out as many viewings as required to ensure we find the right person for your property.

Once the ideal candidate has been identified, we will carry out tenant referencing to rubberstamp their suitability, ensuring each property ends up with the best possible occupant.

Rent collection service

The next step up is our Rent Collection Service, which is ideal if you have the time to deal with tenants and their everyday demands, but wish for us to take on some of the financial and administrative duties.

All of the features of the Introduction Service are included in the Rent Collection Service, while we will also oversee several additional matters. For instance, we will draw up a bespoke tenancy agreement, collect the tenant’s deposit and one month’s rent in advance and hold the deposit in accordance with the Tenancy Deposit Protection Scheme.

Prior to a tenant moving in, we will conduct an inspection of the property and create an inventory and schedule of condition to be signed by all parties. We will also be responsible for contacting utility suppliers to lodge meter readings and tenancy details.

From your perspective as a landlord, one of the most important issues is having your rent reach your bank account each month, and we will ensure this happens via BACS within 48 hours of receiving it. When it comes to renewing or renegotiating a tenancy, we take full control so that you do not have to.

Finally, when it is time for a tenant to move out, we will complete a full check-out service and inventory update, before negotiating the return of their deposit.

We will also look after your property and tenant throughout a tenancy and pay regular visits to ensure the property is being kept in a good condition. Should any maintenance or repair issues arise, we will deal with them and arrange for work to be carried out by one of the members of our extensive database of trustworthy and qualified contractors.

The Fully Managed Service also includes ongoing advice and assistance in relation to the legal aspects of running a rental property.

Although we take great care to determine an applicant’s suitability as a potential tenant and their ability to afford the rent, events may occur that alter their circumstances during the tenancy. For example redundancy, divorce or ill health.

For additional security and peace of mind, if you are already signed up to either the Rent Collection Service or the Fully Managed Service you have the opportunity to upgrade to our Premier Rent Guarantee Service.

By using this service, you are protected against the threat of unpaid rent and legal fees. We will also cover the legal expenses associated with obtaining possession of your property up to £10,000 in any one claim.

Finally, Premier Rent Guarantee Service includes cover for the expense of seeking alternative accommodation when required.

So with this service we guarantee that should your tenant:

  • Fail to pay rent
  • Fail to vacate the property in accordance with the tenancy agreement
  • Materially breach the terms and conditions of the tenancy agreement in a manner that is capable of legal redress
  • Issue legal proceedings against you for a tenancy related matter

Then Open House will, subject to certain limits and conditions, compensate you by:

  • Reimbursing you unpaid rent
  • Paying your legal costs
  • Paying for your alternative accommodation
